How to handle late Airbnb check-ins without losing sleep

Late check-ins are the single biggest source of "my wifi won't work" messages at 1am. Here's how I stopped getting them.
1. Install a smart lock or a reliable lockbox
Keys are the #1 source of check-in chaos. A basic smart lock (Yale, August, Nuki) lets you generate one-time codes per guest. Cheaper option: a Master Lock 5401D lockbox mounted outside. Either way, the guest never needs you present.
2. Send check-in instructions 24 hours ahead
Photo of the door. Photo of the lockbox. Step-by-step with numbers ("1. Approach the green door", "2. Enter code 4421 on keypad"). Most confusion happens because guests are tired and the instructions came too late. 24 hours gives them time to read.
3. Put the wifi password in a place they'll find drunk
On a card next to the front door. Printed big. Also in the welcome book, also stuck to the fridge. Redundancy prevents the 2am "what's the wifi?" message.
4. Leave snacks + bottled water
A red-eye flight guest arriving at 1am wants water and something salty. Total cost: $4. Review mentions: "so thoughtful". Best ROI on any hosting upgrade.
5. Pre-write a "you're in" message
Ask them to send one word ("in") when they're settled. Prevents you from lying awake wondering. Also: if they DON'T send it by 30 minutes after their expected time, you know to check in.
One welcome-book page covers 1-4. That page is the best investment you'll make. HostGuide generates a late-check-in section automatically when you create your welcome book.
